Belle View is a brand new development of holiday apartments set in the centre of the peaceful beach resort of Sveti Vlas and only 2 minutes walk from the fine, sandy beach. Belle View apartments shall be constructed using the latest building techniques and materials, so that they can be easy to maintain.

- water supply installation – polypropylene pipes; water-heater;

THE DEVELOPER
Belle View complex is being constructed by the building company of the Sea View complex (which is behind), as well as the Blue Sky Apartment Complex and the Sineva Hotel, situated nearby.

MAINTENANCE OF COMMUNAL AREAS
The annual maintenance fee is 8 Euros per sq.m. (VAT incl.) and will cover the following:
• Maintenance of the garden and the swimming pool.
• Maintenance, cleaning and electricity bills of the common parts (corridors of the block).
• Security and looking after the block.
• Standard repairs occurring from the normal use of the building.

PROPERTY MANAGEMENT & LETTING
Management of apartments and letting services can be organised with one of the local management companies operating in the area of Sveti Vlas and Sunny Beach. We can provide their contact detaisl upon requiest.

GENERAL CONDITIONS
• No company is needed to own an apartment in Belle View Apartments.
• All owners who rent out their apartments will have to pay rental income tax of 10%. We collect and pay this for you.
• Owners who have a renting contract with Property Management BG can use their apartment whenever they wish, provided that they have notified the booking office 30 days in advance (although at low demand times this may not be necessary). You will be charged only the cleaning costs for staying.
• It is not necessary to come to Bulgaria in order to reserve an apartment or sign the preliminary contract.
• If you buy more than one apartment, you will have a -2% discount for the second apartment purchased and -4% for the third one.
• Bulgarian Properties provide full legal assistance to all our buyers. All paperwork and contracts will be prepared by our company solicitors.
• Buyers are welcome to visit us in order to acquire the ownership and collect the title deeds of their apartments. Buyers who are not able to come personally can give our solicitors Power of Attorney and acquire the ownership of their property without coming to Bulgaria.

PAYMENT PLAN
Standard
- 5 % non-refundable deposit when reserving your apartment
- 95 % last instalment at signing the Title Deed (till 30 June 2007)

PRICES AND AVAILABILITY (constantly updated)
Prices are final, inclusive of VAT, with the full value declared in the Title deeds. On top of this price you will also need to pay the Notary fees, stamp duty and local tax (approx. 3- 3.5% of the purchase price).
Every owner of property in Bulgaria pays an annual real estate tax and local communal tax the amount of which depends on the size of the property.
