Bellecote: With attention to detail.
The location of Bellecote complex was chosen very carefully, with consideration given to the amenities required by guests and owners, as well as the general appearance and materials to be used for the construction. To start with, we gathered a group of leading experts, including representatives of the developer, architects and builders, building designers, interior designers and furnishing specialists. We also included a hotel manager, a tourist marketing expert and a property management representative, as well as representatives of leading real estate agencies. Thus, Bellecote complex emerged as the result of many meetings and consultations. The project was entrusted to the famous architect, Simeon Tsonkov (Architectural Group Tsonkov), an experienced and respected architect who has already completed various residential and holiday complexes all over the country. We consulted a number of experts in the sphere of mountain tourism and have designed the complex in such a way as to function and serve its clients all year round, not only during the winter ski season. We realize that a property should generate income and pay for itself. That is why we decided to add many amenities similar to the ones found in a luxurious, 5-star hotel.
Our aim was to make owners proud to possess a prestige and luxurious holiday home, which they and their friends can use, but also rent out to generate high income.
Our efforts resulted in Bellecote, strategically planned by experienced experts, where every detail counts. We are convinced that this is the right and best way to construct a holiday complex.

Bellecote. Location, amenities and extras.
Bellecote holiday complex is situated on a flat plot by the main road connecting the ski resort of Pamporovo to the town of Smolyan, with easy access all year round and good visibility from the main road – an important condition for its natural popularization. Thanks to its excellent location, the development is less than 5 min. by car/shuttle bus (distance of 2.5 km) to the ski runs at Studenets.
We think that true luxury and comfort, as well as care and attention to each owner or tourist are possible only in a development that has the right size – not too small but at the same time not too large. Thus Bellecote shall feature a total of 82 apartments, whose inhabitants shall be serviced by:
• Large reception desk, working 24 hours a day. The reception shall be designed and furnished according to a designer project.
• Lobby area with sofas and coffee tables, serviced by a lobby bar offering drinks and beverages.
• Indoor heated swimming pool with chase longers. The swimming pool will be free of charge for the owners and their families.
• Restaurant serving local and international cuisine, equipped with audio and video installations for conferences and parties. All owners and their families will have a 30% discount on the prices in the restaurant.
• Heath and relaxation spa and wellness centre, including sauna and steam room, solarium, tepidarium, Jacuzzi and massage rooms. The centre will offer excellent conditions for relaxation after a long day out on the ski runs. All owners and their families can use the Spa Centre free of charge.
• Gymnasium with modern fitness equipment, for all muscle groups. All owners and their families can use the gymnasium free of charge.
• Children’s Day Centre (Kindergarten). To make most of your day on the ski runs, we have planned a centre where your young children will be able to play under the supervision of professional staff.
• Beauty Centre with a hairdresser, cosmetician and manicurist. Even during your holiday, you will be able to look your best for dinner after a day on the slopes.
• Mini market - offering everyday necessities, food, snacks, drinks.
• Lobby bar serving snacks and beverages. Here you will be able to spend your time in pleasant surroundings and company.
• Games room for you and your children.
• Ski/Snowboard storage room.

Concept. Architectural design.
The apartment complex Bellecote is situated in the beautiful area Raikovski Livadi, in Pamporovo, with excellent access to the main road connecting the ski resort with the nearest town, Smolyan.
The location of the complex guarantees a pleasant, panoramic view over the Rhodopi Mountain slopes, while the incline of the ground provides for a superior architectural design of the building, allowing an equal amount of sunshine to all apartments and service zones.
The building comprises of two main bodies, a ground floor, three residential floors, terrace and attic floors, serviced by two main staircases and elevators, providing easy access for disabled people.
Bellecote has 30 one-bedroom apartments and 52 studio apartments, all with private terraces and a large set of facilities, as well as the corresponding number of parking lots. The main entrance of the complex is through a spacious lobby with a reception desk, set on the ground floor, with immediate access to a ski storage area, a shop and a cozy lobby bar. The young ones will have a separate childs play zone with a terrace. The restaurant in the complex is accessed via the lobby and comes fully furnished and equipped, with an open-air terrace overlooking the Raikovski Livadi area.
On the ground floor of Bellecote will be the SPA centre which comes with changing rooms, a gymnasium, tepidarium, sauna, steam bath, Jacuzzi, solarium and massage room. The swimming pool is located in a spacious hall with a separate Jacuzzi and an open-air terrace with southern disposition. In addition to this, there is a hairdressing and cosmetics saloon.
The Bellecote architecture is influenced by the local tradition and the mountain appearance of the resort, but at the same time is contemporary, confortable and meets the latest trends in construction and luxurious living. The sloping roofs match the rich use of stone and wooden paneling, the heat-insulated facades and the high-quality window frames.
The interior skillfully combines freedom with the coziness and warmth of a mountain home, thus creating a beautiful symbiosis between the tradition and the present.
The high quality of the product, combined with the excellent service, will turn the apartment complex Bellecote into a pleasant place for relaxation, holidaying and entertainment.

Guaranteed Rental. Details and conditions
• The Guaranteed Rental offered for Bellecote apartments is 6 % per year based on the purchase price of a furnished apartment.
• The sum of the Guaranteed Rental will be paid once a year till 15th May for the previous year.
• The Guaranteed Rental will start from 25th December 2010 and will be valid for 3 years. Owners can re-sign for another 3 year period after that.
• The Guaranteed Rental Program will accept only apartments that are bought from the developer fully furnished.
• The Guaranteed Rental will be valid only if the weather conditions were suitable for skiing and snowboarding minimum 80 days per year. In case the conditions were not suitable, the rent will be determined according to the number of the actual reservations made for each apartment according to the prearranged net prices.
• The owners will have the right to use their apartments whenever they like, if the apartment is available when they make the reservation. If the owner wants to use their apartment, the daily rate shown at the Reception desk (with a discount of 20%) will be deducted from the sum of the Guaranteed Rental.
• The categorization certificate for each apartment that will be rented shall be paid by the owner.
• It is obligatory all owners to make an one-off payment their bank account of 300 Euros immediately after they take ownership of the property. This sum will be used for paying property taxes and garbage tax, as well as for property insurance.
• All apartments and furniture items must be insured.

Completion Schedule
• The construction of Bellecote will start in April 2008, after the end of the ski season.
• All apartments will be completed by September 2009. All owners or their representatives will be invited to inspect and accept their completed apartments by the end of October 2009 latest.
• Furnishing of apartments will be completed by mid December 2009.
• Testing of all technical systems at the complex will be completed by mid December 2009.
• All owners are welcome to stay at their apartments from the mid of December 2009 (for Christmas and New Year holidays).
• Bellecote will start operating with tourists from 1 February 2010.
• Landscaping of the complex will be completed by June 2010.

Payment plans
1) Standard payment plan (without mortgage) is on instalments, as follows:

• 5 % reservation deposit, non-refundable.
• 35 % when the construction starts in April 2008.
• 30 % when the second floor of Bellecote is completed (around June 2008)
• 20 % when shell stage of the whole building is completed (around September/October 2008)
• 10 % when the whole building is fully completed with receipt of Act 15 (around October/December 2009)

2) Payment plan for buying with mortgage
• 5 % reservation deposit, non-refundable. Must be paid with own funds.
• 25 % when the construction starts in April 2008. Must be paid with own funds.
• 70 % will be paid by United Bulgarian Bank.

3) Discounted payment plan (without mortgage)
A discount of 5 % of the purchase price will be offered for all apartments purchased with the following payment plan:
• 5 % reservation deposit, non-refundable.
• 85 % when the building starts in April 2008.
• 10 % when the whole building is fully completed with receipt of Act 15 (around October/December 2009).

4) Deferred payment plan (without mortgage)
All apartments purchased on this payment plan will have their original price increased with 8 %:
• 5 % reservation deposit, non-refundable.
• 15 % when the building starts in April 2008.
• 80 % when the whole building is fully completed with receipt of Act 15 (around October/December 2009).
