Rila Park has been designed with attention to even the smallest detail and the complex is deliberately planned for all year round occupancy.
Contracts with more than 100 local and 80 international tour operators have been signed for Rila Park and there is already a high demand for super luxury accommodation in Borovets and Rila Park has already benefited from this.
The complex is 100 % rented already for the ski season of 2008-2009 (subject to owners wishing to rent).
The potential for such types of activity is huge and the complex will be constantly occupied not only during the active ski season but also during the summer months.
Our initial research indicates that apartment owners will receive net rental income of a minimum 7% during the first year of operation, which we expect to grow consistently year on year as the complex gains more popularity in Bulgaria and abroad.
All apartment owners will be obligated to pay an annual maintenance charge of 8 Euros/per sq.m. to cover the cots of upkeep and maintenance of the communal areas and the garden. Please note that the maintenance charge for the first year is included in the purchase price.
RESERVATION
Any apartment at Rila Park can be reserved immediately for 28 days with a non-refundable deposit of 3000 Euros (Credit card payment possible).
The buyer must sign the preliminary contract with the developer and pay the first instalment within 28 days after the reservation.
PAYMENT PLAN
Deposit: 3000 Euros non-refundable holding deposit when reserving your property, will hold the property for a maximum of 28 days.
1st instalment: 40 % of the purchase price, less 3000 Euros deposit, within 28 days of reservation.
2nd instalment: 40 % of the purchase price on 1 March 2007.
3rd instalment: 20 % of the purchase price on exchange of title deeds, around 1 Oct 2007.
GENERAL CONDITIONS
No company is needed to own an apartment at Rila Park.
There is no need for the buyer to visit Bulgaria in order to sign preliminary contracts or to aquire the ownership with title deeds.
All apartments are offered for sale fully furnished and fitted, ready for letting.
Notary fees, stamp duty and other ownership transferring costs will be from 2000 to 3500 Euros depending on the apartment size and must be paid by the buyer.
