The Bell Tower villa community is located on the southeast corner of the development just on the edge of the cliffs overlooking the Black Sea. These semidetached units offer all the benefits of ownership including unrestricted use of all BackSeaRama facilities such as the tennis courts, fitness center, spa, and most importantly, the Gary Player signature golf course. Satellite TV, Internet access, and the use of a private communal pool will also be available to Bell Tower residents. Units range from 123 to 206 square meters in size with floor plans that offer two to three bedrooms and one to three and a half bathrooms.
Individual Villas
BlackSeaRama’s most exclusive lots offer an unimpeded sea view on the very edge of the cliff. Five homes of the types A, A2, A3 and A4 are included in this release. These one-story dwellings boast a sizeable footprint with nearly 210 square meters of space, four bedrooms, and three bathrooms. 5/11 m swimming pool is optional.
Five two-story panoramic homes are included in Phase I. Each of these homes offers spectacular sea and golf views, larger living areas totaling about 230 square meters, four bedrooms and three bathrooms.
The five fairway bungalows that are offered for sale line the course near the twelfth green and the thirteenth tee. These are one and two-story homes designed in the Mediterranean theme that is carried throughout the development. Floor plans include three bedrooms and two to three bathrooms with total living area averaging 200 square meters.

With regards to the real estate development, a variety of residential villa and villa communities options have been incorporated into the master plan. It was clear from analyzing the site that the natural location of the golf course would be routed through the centre of the plateau area. This implied that the residential development would surround the golf, offering the residential components prominent views of either the golf or the panorama of the sea beyond. WATG’s plan masterfully balances development and amenities while maintaining the pristine views of the surrounding land and seascapes. The development is exclusive and appeals to a niche market of golfers, investors and holiday makers seeking a secure and up market environment.
Design and development
With an understanding of the site and its environmental characteristics, the development of the concept for the Blacksearama resort has been formulated on the following design and development parameters:
The site has been planned as an integrated resort and leisure community, with land uses being physically compatible with their adjoining uses;
The existing topography has also dictated the locations of the various proposed land uses to ensure that the design works with the land and not against it;
The roadway and circulation system within the project has been designed to accommodate the expected ‘ultimate’ level of development and its corresponding levels of traffic as well as conforming to the local requirements and conditions;
The roadway and circulation system will also provide a hierarchy of security. The system utilizes a main public entry road that provides easy and convenient access to the main ‘public’ amenities and facilities. This main road is then supported by a series of semi-private and private roadways serving the individual land use areas;
A common theme of landscaping, identification signage and general architectural character will be developed.
The overriding intent of the resort’s landscape strategy is to:
Enhance the site’s existing landscape character and environmental integrity;
Utilize indigenous vegetation and hard landscape materials
Create a resort destination with an international quality landscape design and implementation.
As with the architectural character, the landscape within the resort must look and feel like it belongs to its environment. The extensive use of indigenous plants and local hard landscape materials, such as stone and timber is therefore paramount. To this extent the public and open space areas will have the feel of being a refined version of the surrounding landscape character. In these spaces the emphasis will be placed on the color and form of the vegetation and the use of flowering plants. However, it is important not to destroy the overall landscape character of the site. This approach to the landscape gives guests and residents a more international resort appearance.
Amenities
The main focus of the resort’s recreational activities is the 18-hole international golf course. Several land parcels have also been allocated to sports and recreational use. It is envisaged that the activities will vary from the more sedentary to the highly active including sports such as swimming, tennis, and volleyball among many others. Residents will be able to make full use of the sports facilities as they have been spread throughout the residential communities. Other facilities such as restaurants and bars are located within the club house.
The payment schedules for the different BlackSeaRama properties are:
Bell Tower
- 2000 EUR (non-refundable) deposit The deposit is valid 30 days from the day the deposit is transferred on our bank account.;
- 60% (the deposit) upon signing of contract;
- Final 40% payable on notary transfer (up to 6 months from the contract signing)
Individual villas
- 2000 EUR (non-refundable) deposit The deposit is valid 30 days from the day the deposit is transferred on our bank account.;
- 40% (the deposit) upon signing of contract;
- 30% upon completion of roof (around 6 months after contract signing);
- Final 30% payable on notary transfer (around 12-14 months after contract signing).
All property prices included in BlackSeaRama’s price list are including 20% VAT.
The amount of the monthly maintenance fee is 1 EUR per m2 and includes: maintenance of the areas for general use round the buildings in the housing estate; swimming pool maintenance; planting and maintenance of the green areas; maintenance of the park lighting; gated entry; servicing of the infrastructure in the housing estate. This charge is to be paid in advance every three months. If the client pays the price of the communal services in advance for one year he gets a price discount of 10 %.
The furnishing of the houses is optional and will be paid additional. There will be a furnishing catalogue available soon.
