Vrania is a brand new, off-plan project from Sofia City, designed by the architects of Casa Bulgaria, the development which gained an extremely high level of interest amongst investors and sold out almost immediately.

GENERAL CONDITIONS

No company is needed to own an apartment in Vrania complex.
All owners who rent out their apartments must pay an annual 10% rental income tax. We collect and pay this for you.
Owners who have a rental contract with Property.
We can use their apartment whenever they wish, provided that they have notified the booking office in advance. You will be charged only the cleaning costs for staying.

RESERVATION AND AGENCY COMMISSION
Any apartment in Vrania complex can be reserved for 28 days with a deposit of 5% of the purchase price (non-refundable). The buyer is expected to sign a preliminary contract with the development company and to pay the first installment within approx. 28 days after reservation.

PAYMENT PLAN
Standard
- 5 % reservation fee
- 25 % first installment at signing of preliminary contract within 28 days (+ 3% agency commission)
- 15 % second installment when the building reaches third floor
- 20 % third installment when the building reaches the last floor
- 15 % fourth installment when the building is plastered inside
- 10 % fifth installment when the building is issued Act 15 and the ownership is being transferred to the owner

- 85 % first installment at signing of preliminary contract within 28 days (+ 3% agency commission)

PRICES, SIZES, AVAILABILITY (constantly updated and valid!)
Prices are final, inclusive of VAT, with the full value declared in the Title Deeds. On top of this price you will also need to pay the Notary fees, stamp duty and local tax (approx. 3- 3.5% of the purchase price), chargeable at transfer of ownership.
Every owner of property in Bulgaria pays an annual real estate tax and local communal tax the amount of which depends on the size of the property.
